Important Information
Check-in and Check-out Procedures
- Check-in is after 4pm. Check-out is by 10am.
- Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.
- Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
- Please note that to return to the home, guests must re-enter at the front gate.
Property Access
- When staying at High Country Overlook you have access to most amenities inside of Eagles Nest. Both the Wine & Cigar Bar and locked off portion of the Sportsmans Lodge are for member use only.
Policies and Rules
- No smoking inside the home. No trace of smoking left outside the home.
- Minimum age: 25 years.
- Children allowed.
- No events allowed.
- Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
- 4WD/AWD and/or chains recommended during winter (Nov-March) for all homes. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.
- Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment etc.)
- Guests are not allowed to bring their own ATVs. For information about ATV rentals please visit: Off Road Adventures website.
- All Eagles Nest homes have an additional amenity fee in order to maintain the amenities.
- Please note that all Eagles Nest homes have internet, but some areas of travel may not have cell reception.
- Eagles Nest is an up and coming community, with construction currently going on in several of its neighborhoods. Construction noises may be heard from 7am-7pm Monday-Saturday.
Fees and Payments
- This home allows up to 2 mature and well-trained dogs with a pet rent of $25 per pet per night.
- Eagles Nest Winery day passes are available onsite for $25.00 each.
- The summer concerts are open to all guests, however there may be an admission fee for each person and cash bar for food and drinks.
- All Eagles Nest homes have an additional amenity fee in order to maintain the amenities.
- Cancellation Policy: Bookings canceled with a 15+ day notice will receive a refund of the deposit. Bookings canceled between 8-14 days before arrival will receive a refund of half of their reservation payments. Bookings canceled within 7 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest. All bookings are subject to a $50 cancellation fee.
Parking Information
- Free parking is available onsite.
- 4WD/AWD and/or chains recommended during winter (Nov-March) for all homes. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. Utilities and Amenities Access
- All BRMR homes offer well stocked kitchens with cooking basics, utensils, stove, oven, dishwasher, toaster, and ice maker. There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two.
- Towels and bed linens are provided.
- Clothes washing machine, dryer, ironing board, and iron are provided.
- Hair dryers are not provided.
- Guests are responsible for supplying their own recreational equipment (basketballs, soccer balls, tennis equipment etc.)
- All Eagles Nest homes have internet, but some areas of travel may not have cell reception.
Safety and Emergency Information

Additional Community and Amenity Information
- Eagles Nest Winery day passes are available onsite for $25.00 each. Hours: Thur & Fri 4pm-10pm, Sat & Sun 1pm-7pm. All visitors at the winery must be 16 years or older. This is strictly enforced.
- The North Pavilion is host to several summer parties including a Fourth of July celebration and concerts which guests are welcome to attend. In the event there is a wedding or other private party, guests are not allowed in or near the Sportsmans Lodge.
- The summer concerts are open to all guests, however there may be an admission fee for each person and cash bar for food and drinks.
- Guests are not allowed to bring their own ATVs. For information about ATV rentals please visit: Off Road Adventures website.
